What a Property Valuation Report Is — and What It Is For
The report plays a different role for a mortgage, a deed transfer and a citizenship file.

What the report contains
Prepared by a licensed valuer, it covers the title record, zoning, building permit, comparable sales and a final opinion of value. It is valid for three months.
Where it is mandatory
- The land registry requires one for any sale to a foreign national.
- A mortgage lender will insist on a firm from its own panel.
- For a citizenship application the 400,000 USD threshold is measured against the report, not the contract.
A practical note
If the report comes in below the agreed price, the deed fee is still calculated on the declared price — but the citizenship threshold is judged on the report. If an application is on the cards, commission the valuation before you sign.
